Check In/Out, Mid Term/Interim Property Inspections
Silver Arch Property Solutions is happy to offer a full range of inventory clerk services across the Isle of Wight, including full inventories, mid term inspections and check out services.

Property inventories are a very important tool in avoiding landlord and tenant disputes especially at the end of the tenancy and the return of the deposit. Since the 2007 Tenancy Deposit Scheme came into law, it has become even more important for a landlord to have an up to date and detailed inventory and schedule of condition for their properties and any items contained within. You could lose any deposit dispute without clear evidence of the condition of a property and items within after a tenancy.
We are an independent inventory provider, meaning we produce neutral, unbiased inventories and provide our own opinion on the condition of the property and items. Our inventories are fully digitised meaning instant access via an email link for both the landlord and the tenant(s). Comments can also be made online and the documents can be signed online, eliminating the need for paper based copies to be printed and signed in person. Signatures can also be completed during a check in with the inventory clerk using a tablet.

Covering all areas on the Isle of Wight, for check-ins we arrange to meet your tenant(s) at your property and hand over the keys in addition to showing them around the property and going through the inventory. This will include a further push button audible test of the alarms and showing where the gas and electric meters are. This also includes the handover of keys. Tenants can sign the check in report on site with the clerk.

During checkouts, we carry out a full check against the original property inventory report to produce an end-of-tenancy report which is provided to the landlord and tenant digitally (hard copies can also be provided) to sign within seven days, which can be done online for your ease.

An interim inspection checks if the property is being well maintained and the terms of the tenancy are being adhered to such as no unauthorised tenants, pets or practices such as smoking. This includes our observation and photos of any damage or issues. It is recommended interim inspections are carried out to avoid issues or damage not being reported.
Silver Arch Property Solutions is an independent company offering these inventory clerk services. We do not handle deposits or become involved in any possible deposit disputes. Using the latest software, we produce independent, unbiased reports that both the landlord and tenant see and sign online. Comments can also be made by the tenant on the final report. For any customer unable to access reports online, we can also provide hard copies.

We do of course offer other inventory clerk services alongside check-ins/outs and interim inspections and having a consistent service means we will be able to compare the original inspection report and provide a more detailed comparison. If you did not use Silver Arch Property Solutions for a previous inspection, that is not a problem although of course we require a copy of the original inspection report in advance of the visit so we can fully check the property.
